Flash usage question

Hi all,

My team is trying to weigh the benefits of
implementing a pop-up flash animation presentation
with narrated audio (no annoying music) to showcase
the features and the benefits of using our website.
The presentation would be a linear movie but would
allow the user to pause, rewind, fast-forward & stop
the presentation at anytime.

Ebay motors has a similar presentation here:

In the "How To Center" box on the upper right of the
page, click on "Buy a Car – a Quick Audio Tour"

The ultimate goal of the presentation would be to get
the user to register on our site and use our services
as a real estate brokerage.

I'm wondering what the general opinion is on this
group as to how useful this type of feature could be.
Has anybody done anything similar and noticed any
beneficial results?

I haven't built one but I was a user of one recently:

It was a good demo - intersting and easy to run through. Admittedly, I
wouldn't have done it without the incentive of a draw for 100,000 frequent
flyer points on offer ;) Maybe that's your trick!
